Water Heater Replacement Cost in 2026

Replacing a standard tank water heater costs $900 to $2,600 installed, with most quotes between $1,200 and $1,900. A tankless gas unit runs $1,400 to $5,600 installed, and most land between $3,000 and $4,500.

Tank against tankless

Installed prices before any rebate, covering equipment, labor, permit and removal of the old unit.

The spread on tankless is wider because the install varies far more than the appliance. A like for like gas tankless swap where the gas line and venting already suit it sits near the bottom. A first time conversion from a tank frequently needs a larger gas line, new stainless or PVC venting and sometimes electrical work, and that is what pushes a project to the top of the range.

Why the cheapest quote is often incomplete

Water heaters are the job where scope differences hide best, because the appliance itself is cheap enough that everything else dominates the price. Check whether these are in the quote:

• Permit and inspection. Required in most jurisdictions and skipped by some installers.
• Expansion tank. Required by code on many closed systems, and a common upsell precisely because it is genuinely necessary.
• Drain pan and drain line, especially for anything installed above living space.
• Seismic strapping where local code requires it.
• Bringing venting or gas connections up to current code, which an older installation may not meet.
• Removal and disposal of the old unit.

A quote at $900 and a quote at $1,900 are frequently the same appliance with a different amount of that list included.

Sizing

Tanks are sized in gallons: 40 gallons suits most households of two to three people, 50 gallons three to four, and 75 gallons or more for larger households or homes with a big soaking tub.

Tankless is sized differently, by flow rate in gallons per minute at a given temperature rise. That temperature rise is why an identical unit performs differently in Minnesota and in Florida: incoming water is much colder, so the same heater delivers fewer usable gallons per minute. If a contractor quotes a tankless unit without asking how many fixtures you run at once, they have not sized it.

Heat pump water heaters

Hybrid heat pump models use far less energy than standard electric resistance tanks and cost more to buy. They also need space and air volume to work, typically a basement or garage rather than a closet, and they cool and dehumidify the room they sit in, which is a benefit in a Georgia garage and a problem in a Minnesota basement.

Repair or replace

A tank leaking from the body is not repairable. Replace it, and do it before it fails completely rather than after, because emergency replacement costs more and water damage costs much more.

A failed thermostat, heating element, thermocouple or anode rod is repairable and usually worth repairing on a unit under about eight years old. Past ten years, spending several hundred dollars on a component to extend a unit near end of life rarely makes sense.

Checking your quote

1. Confirm capacity in gallons, or flow rate for tankless, and that someone asked about your household usage.
2. Confirm the permit is included and will be pulled.
3. Ask whether an expansion tank, drain pan or venting work is included or extra.
4. For tankless, ask whether the gas line and vent are adequate as they stand.
5. Confirm removal and disposal of the old unit.

Common questions

Is tankless worth the extra cost?

It lasts roughly twice as long and does not run out of hot water, which is what people actually buy it for. Pure energy saving repays the difference slowly, and faster in a household with high hot water use. Where it clearly wins is a small home short of space.

How long does a water heater last?

Eight to twelve years for a tank, fifteen to twenty for tankless, and both are shortened significantly by hard water without maintenance.

Can I install one myself?

In most jurisdictions gas work and the permit require a licensed plumber, and doing it without one can affect both your insurance and the sale of your home. This is not the job to save labor on.
